We start by understanding your goals as a resident or as an investor. This first step will be to make sure you understand what you can expect from us and our systems. We will answer any questions you might have about the buying process and inform you about the Greater Montreal real estate market. Then we make sure we understand exactly what type of property you are looking for.

PRE-QUALIFICATION

Getting a pre-qualification is the beginning of the mortgage process. It’s the next step in the buying process. It’s a free service and it will offer 3 big advantages. First, it will make sure we save a lot of time. Second, it will give strength to your future offer. The third and most important, it will make sure that you have negotiated the best rate and conditions before you buy.

FINDING THE PERFECT PROPERTY

The next step will be activating our systems to make sure you do not miss the perfect property. We will cover 100% of the market inventory! Our exclusive systems will make sure you will be the first to get all the new properties that hit the market and match your buying criterias. We will cover properties from all real estate agencies of the province, for sale by owner properties, estate sale, foreclosures, exclusive pocket listings and new construction projects.

VISITING PROPERTIES

Once you have access to all the properties that hit the market, we will start visiting the ones that interest you. We will organize all the showing and make sure that they match your needs before we do so. You will have our experienced eye with you during the visits to help with the decision process.

PAYING THE RIGHT PRICE

We found the perfect property! But, before we make an offer, we want to make sure you will be paying the right price! It’s not because an owner wants a certain price that the property is worth that price. We will make sure to inform you of the real market value of the property that interests you.

MAKING THE OFFER

We will negotiate the best price and conditions for you. Once we agree together of a negotiating strategy, we will draft the offer, we will go and present the offer to the seller and we will negotiation the best conditions for you. We will negotiate price, inclusions, exclusions, date for the act of sale, date of occupation and more.

DOCUMENTS AND DUE DILIGENCE

Before we go to the last step, we will need to make sure that the investment you are making will be a good one. We would not want some unexpected situations to come and ruin the buying experience for you. Does the co-ownership association have enough in the reserve fund? What does the budget look like? Any special costs coming up? Do they allow BBQ’s (you love BBQing). Is the building rental friendly (if you are an investor)? Can we increase the rents (for investors)? You will go through all the paperwork and questions with you.

CLOSING THE DEAL

We will make sure that the whole process from A to Z is easy for you! Our team and network of professionals (notaries, building inspectors, renovators etc..) will be available for you to make sure everything goes smoothly and you achieve your goal of buying or investing.
